This construction template provides UK construction m2 cost rates for the most typical buildings that are built in the UK.
Furthermore, the construction template includes for regional price differences, new build costs and refurbishment costs.

Approximate estimating of construction projects as a result is extremely useful for feasibility budgets, estimate comparisons and quick estimating for the busy contractor.
This is what the m2 rates include or exclude:
- All rates are calculated by the gross internal floor m2 area of a typical building. High spec building designs will not fit into these rates.
- Rates include for the contractors overheads and profits at 15%.
- The rates exclude VAT.
- Rates do not include for external works, prelims or design fees.
- These rates are for approximate estimating only and will not give exact build costs.
Quantity Surveyor / Estimator Conclusion
We use the construction cost m2 rates to double check our cost / estimate calculations, when a project is complete. Every project is different and hence some are more complex than others. Similarly, some projects are of a high spec, maybe a house in Mayfair, London. Or some projects are a lower spec, such as social housing. However once every item has been measured and priced. The total sum that we have calculated can be checked back against the construction m2 rates. This ensures that our project estimates are not too expensive or even too cheap. M2 rates are a vital tool in the Quantity Surveyor’s / Estimators tool box.
